The room has a double bed (inc. bedding and towels), wardrobe, desk, shelves and internet access. The kitchen leads to a quiet and peaceful patio where you can have breakfast or just chill out after a hard-working day (in the summer). It has all mod coms: gas cooker, washing machine, fridge-freezer, microwave, etc (but not dishwasher or tumbledryer). All bills are included: electricity, gas, water, Wi-fi connection and council tax. The flat is in a quiet area 2 minutes walk to Essex Road, and about 10 mins to lively Upper Street. It is close to local amenities: trendy shops, quirky areas, supermarkets (Tesco, Sainsburys, Waitrose, Chapel Market) parks (Islington Green, Highbury Fields, Clissold Park, London Fields), several gyms and plenty of bars, pubs and restaurants to choose from, cinemas (Vue and Screen on the Green), Theatres (Almeida, Sadlers Wells) -no need to go to the West End to enjoy what London has to offer!!! (but just 20-25 minutes by bus). It has excellent transport connections: Essex Road Station BR, 5 minutes walk (Moorgate Northern Line and Highbury & Islington tube station for Victoria Line), Angel underground station (Northern Line), Canonbury Overground Station 7 minutes walk. Direct buses to Angel, The City and West End, Waterloo Station, Southbank, Barbican Centre, Hoxton, Stoke Newington, Dalston, King’s Cross, Liverpool Station, London Bridge and Charing Cross.
It would suit a busy professional/student (female) that is not in during the day, non-smoker person that wants to come to a quiet and cosy flat. A person that likes to socialise and go out to enjoy London after work and weekends. I work from home most of the time so it would not suit someone working/studying from home during the day. My guest would be respectful of my space and schedule during the day and evenings. I am a quiet person and I ask the same from you.
You will be sharing with me only (the owner), there are no pets (although very occasionally there are friend's pets visiting). No dietary requirements. Please check with me for any extensions to your stay or any other availability. There is also a more extensive "House Manual" about how things work in the house and what it is expected. Mondays to Fridays guests are also welcome at a modified rate to the one advertised. Please check with me.
All utilities are included in the price. That means Electricity, Gas, Water and Internet.
The aim is to be ecologically minded as much as possible. It is very important to always keep this in mind and try not to waste energy: gas, electricity and water. Security is also a very important issue; thus, we stay safe in the flat. £100 Security Deposit will be charged by room for tea additionally to rent. It is only single occupancy, boyfriends/girlfriends are not allowed overnight. No visitors unless agreed with me. The general policy of the house is: ‘leave it as you found it and treat it as you will treat your own house’. Be aware and carefull about noise as it is a compact flat. You are expected to clean up after yourself and do your own laundry (no more than once a week and finish washing by 9 pm please). You are responsible for keeping the bedroom/ kitchen and bathroom clean/tidy at all times ( if you have a shower (no baths), please make sure that you take it not later than 10pm). You can use any of the kitchen utensils, light- cooking only (all food preparation to finish by 9.30 pm). Please buy whatever you will need for your own cooking and laundry. If staying for long periods, you will be expected to share expenses of communal items such as toilet paper, washing up liquid etc.
