I am enjoying a new phase in my life; the children have now largely left home and I am guilt free as I enjoy doing things for myself. These hobbies include running with friends and at a low key club, and dabbling in fruit and vegetable growing . I can also socialise more readily, when I have energy left over, after teaching young children all day, something I enjoy enormously, most of the time!

A large family home that now has too much space for me and my working daughter. The house has recently been fully renovated and provides very comfortable spacious living. The room is neutrally decorated and quiet, facing onto a leafy, well maintained garden. It now has a brand new bed and has been 'spruced up' since photos were taken by Room for Tea. You will have access to a modern spacious kitchen/living room with a small TV and separate lounge with the second TV. There is plentiful free on-street parking . The area is well connected to excellent, varied routes into and out of London. Norwood Junction (Thameslink) is a 13 minute walk or short bus ride away, and is non-stop to London Bridge (just 12 minutes). and Kent House is also the same distance (which goes to Victoria). Even closer, Anerley will take you on the Overground, or Elmers End to Charing Cross or Cannon Street. Penge and Beckenham have a variety of independent and retail chain shops. We are also well served by a very local tram stop (Birkbeck) which conveniently takes you to Croydon, Wimbledon etc. The area itself is quiet and residential with a country park a few minutes away, a bar at the end of the road and a cafe/ restaurants a few minutes away, convenience stores and supermarkets are just 3 minutes away.

Ideal guest

My ideal guest would be able to fit into the house easily- those qualities are unspecified but most likely, the person would not be a frequent late night party goer or heavy drinker and would be able to reliably secure the property when leaving it. I would be very happy for the person to join me in social events held at the house.

Household info

I live on my own some of the time with my daughter and a lodger staying at the moment, both of whom are in their 20s . I have 2 cats and friends visit occasionally. I eat all sorts and have no allergies or strong dislikes and enjoy cooking when I have the time, but tend to be out and about a lot. I work out of the house 4 days a week outside of school holidays.

All utilities are included in the price. That means Electricity, Gas, Water and Internet.

House rules

No smoking - The house is smoke free inside and out. I would not like guests brought to stay without prior agreement. I would like shared areas to be kept presentable and the person to take responsibility for clearing up after themselves. Be mindful of safety and remember to double lock the front door and check windows are closed when last one to leave.
