We reserve the right to update and amend these Terms and Conditions at any time. When changes are made we will reflect this on the site and endeavour to inform you. It is your responsibility to read the Terms and Conditions policy regularly

Room for Tea operates the website roomfortea.com. Room for Tea is a new home-sharing network, which provides an online platform to connect hosts with a spare room and guests looking for affordable accommodation. By using our website, you agree to comply with and be legally bound by the terms and conditions of the terms of the service we offer

It is important to emphasise that you read the procedure of Room for Tea carefully and if you have not followed the process defining the use of our service, specified on the website How it Works and FAQs , you cannot hold Room for Tea responsible of any unwanted outcomes

By using the site roomfortea.com, registering or posting any content from or on the site, you acknowledge and agree that you are indicating that you have read, understood and agreed to the Terms and Conditions stated here. Whether or not you have registered with the site, if you do not agree to these Terms and Conditions, then you have no right to access or use the site

The Room for Tea site, application and services comprise an online platform through which hosts may create a profile advertising their accommodation and guests may create a profile advertising their search for accommodation. Guests and Hosts may browse through each other profiles, learn about each other and send an enquiry directly to each other. A host might agree to a guest moving in. A guest might agree to move in with a guest

Room for Tea acts as an intermediary for the services provided. By using Room for Tea you understand and agree that Room for Tea is not a party to any agreements entered into between hosts and guests, nor is Room for Tea a real estate broker, agent or insurer. Room for Tea has no control, responsibility or liability over the conduct of hosts, guests and other users of the site, application and services or any accommodation offered, and disclaims all liability in this regard Room for Tea assumes no responsibility for the timeliness of communications, the mis-delivery of information, the quality and availability of the accommodation, or the misconduct of any of its users Room for Tea is a platform facilitating communication between guests and hosts, and wanting the best for guests and hosts. However, if we are not informed correctly about communication and agreement between guests and hosts, we cannot be held responsible. In case of any suspicious contact or behaviour of either guests or hosts, please make sure you contact Room for Tea directly as soon as possible

Room for Tea assumes no responsibility for the content of any of the data held by roomfortea.com. Registered users are responsible for ensuring that the information that is entered does not breach any copyright, intellectual property, obscenity or other laws relating to the written word in printed or electronic form

Before a guest can agree to moving in with a host registered with Room for Tea through the Room for Tea website, it is mandatory that the guest reads and agrees to the Terms and Conditions, becoming legally bound by ticking the check box when registering as a guest.

Before a host can agree to offer accommodation to a guest registered with Room for Tea through the Room for Tea website, it is mandatory that the host reads and agrees to the Terms and Conditions, becoming legally bound by ticking the check box when registering as a host.

The role of Room for Tea

Room for Tea is acts as an intermediary for the services provided, facilitating the communications and dealings between guest and hosts, and as a payment collection agent for hosts. By using our services each host hereby agrees to appoint Room for Tea as the host’s limited payment collection agent solely for the purpose of collecting payments made by guests on behalf of the host

In terms of booking and financial terms for guests, the hosts, and not Room for Tea, are responsible for honouring any confirmed stays. If as a guest you choose to enter into a transaction with a host for the booking of a stay, you agree and understand that you will be required to enter into a stay agreement with the host. When you sign the stay agreement you agree to accept discussed terms, conditions, rules and restrictions outlined in the agreement. Guests acknowledge that they, and not Room for Tea, will be responsible for performing the obligations of any such agreements. Guests also acknowledge that Room for Tea is not a party to such agreements after they are signed. Room for Tea can be part of outlining and drafting the stay agreement. In addition, with the exception of its payment obligations hereunder, Room for Tea disclaims all liability arising from or related to any such agreements. Guests acknowledge and agree that, notwithstanding the fact that Room for Tea is a facilitator and support service but not a party to the agreement between guest and hosts

Fees and Refunds

Room for Tea offers free registration for guests and hosts. When a guest decides to stay with a host registered with Room for Tea they agree to pay a £35 subscription fee every month (for stays lasting over one month), or a £10 subscription fee every week (for stays lasting under one month), additionally to the rent agreed upon with the host. This fee is directed at administrative costs of the Room for Tea services. This fee is retained by Room for Tea and is non-refundable. The remainder of the rent payment paid by the guest to Room for Tea goes directly to the host

When a host decides to offer accommodation to a guest registered with Room for Tea they agree to pay a £20 subscription fee every month (for stays lasting over one month), or a £10 subscription fee every week (for stays lasting under one month), to be deducted from the rent paid by the guest. When registering with Room for Tea as a host, you decide how much rent you want to charge and are informed about the monthly fee on the Room for Tea website. The monthly price indicated on the accommodation offered by a host on a host profile already includes the Room for Tea fee (for both guests and hosts)

Room for Tea reserves the right to change the fees charged or introduce fees for any of the services at any time. If we introduce a new service, the fees for that service are effective at the launch of the service, unless stated otherwise. The increased fee c will only be added to recurring payments for current hosts and guests, after they are informed about the increase by Room for Tea

Guests agree to make their monthly or weekly payment via bank transfer to the Room for Tea business account, of the amount and on the date specified by the invoice sent out by Room for Tea. Hosts will receive their money from the Room for Tea business account. Other payment methods are available if guests are paying from an international bank account. It is the responsibility of the guest to contact Room for Tea directly for more information about these payment methods. Please be aware that payment through PayPal and other equivalent services may implicate an additional transaction fee, in addition to the total amount. %p

If guests pay with other payment methods and in a foreign currency, please bear in mind that the total amount and fees may vary due to exchange rate changes. Any information given to a guest about room prices in a foreign currency are subject to the currency rate of the day in question and should therefore be seen as a price indication and not a definite amount. The currency exchange rate in which the guest will be charged, will be determined by Room for Tea based on the payment method selected and the exchange rate at the time in question

Once the initial stay period has expired, Room for Tea should be informed of any extension of a stay and continue to act as a payment mediator between guests and hosts. If Room for Tea is not informed about an extension the rent is seen as a private transaction between guest and host. Consequently, Room for Tea has no liability or responsibility in this matter

Hosts registered with Room for Tea may pledge to donate the funds, or a portion of the funds they receive from a stay to a particular cause or charity. Room for Tea do not control, and will not take any responsibility or liability for, whether the host does in fact make the donation to the designated cause the host pledged to make.

Cancellation Policy and Refunds

In case of the cancellation of a stay by a guest, if the notice of cancellation given by a guest reaches Room for Tea more than 48 hours prior to the moving-in date, the guest will receive the full amount as refund after deduction of the Room for Tea subscription fee. The Room for Tea subscription fee is directed at administrative costs of the Room for Tea services and is also retained as cancellation fee

If the notice of cancellation given by a guest reaches Room for Tea less than 48 hours prior to the moving-in date, the guest will not be entitled to receiving any or part of the amount paid by the guest unless the host agrees to refund any, or part of the rent paid by the guest. Room for Tea will retain the subscription fee paid by the guest to Room for Tea as cancellation fee. Under such circumstances Room for Tea will assist the host and try to find a new guest as soon as possible. If a guest has cancelled, and a new guest is found as a substitute within reasonable time, Room for Tea may agree to refund part of the rent initially paid by the first guest, after deduction of the subscription fees. Room for Tea will decide the amount to be refunded on a case-to-case basis. Users of Room for Tea cannot hold Room for Tea liable to refund any or part of the payment initially made by the guest registered with Room for Tea

In case of the cancellation of a stay by a host, Room for Tea will refund the total amount to the applicable guest within a commercially reasonable time of the cancellation. The guest will receive an email or other communication from Room for Tea containing alternative accommodation options, and receive personalised support in finding another accommodation rapidly. If the guest requests accommodation from one of the alternative host registered with Room for Tea and the host associated with such alternative option accepts the guest’s request, the guest agrees to pay the rent amount agreed upon with the applicable host, as well as the Room for Tea subscription fees. If a host cancels a confirmed stay and you, as a guest, have not received an email or other communication from Room for Tea, please contact Room for Tea directly to inform us about the situation.

Security deposits

Hosts may choose to include security deposits in the stay agreement they agree upon with their guest. If this is the case the amount will be agreed upon prior to the guest moving in with their host. Room for Tea will, as the payment collection agent of the host, forward the payment information to the guests and retain the deposit, provide the guests with a deposit receipt, and refund the guest part or all of the deposit after suitable verification of the property and its contents has been undertaken by the host, and after the house keys and any of the property contents have been returned to the host undamaged

Room for Tea will use its commercially reasonable efforts to address hosts’ and guests’ requests and claims related to security deposits, but Room for Tea is not responsible for administering or accepting any claims by hosts or guests related to security deposits, and disclaims any and all liability in this regard

Property damage

As a guest you are responsible for leaving the room in the condition it was found in when you moved in. You acknowledge and agree that, as a guest, you are responsible for your own acts and omissions and are also responsible for the acts of any individuals who you invite to the house. In the event that a host clams otherwise and provides evidence of damage, including but not limited to, photographs, you agree to pay the cost of replacing the damaged items with equivalent items

In the case of a claim, the guest will be notified by phone or email. The coverage of the damage will either be added to the next rent invoice, subtracted from a security deposit or will be realised through a bank transfer request

Both guests and hosts agree to cooperate with Room for Tea, provide factual information and take such actions as may be reasonably requested by Room for Tea in connection with any complaints or claims made in relation to damage on a room or other private property. If you are a guest, upon Room for Tea’s reasonable request, and to the extent you are reasonably able to do so, you agree to participate in mediation or similar resolution process with a host. This will not implicate any costs for the guest and the process will be conducted by Room for Tea or another third party appointed by Room for Tea, with respect to losses for which the host is requesting payment from Room for Tea

Taxes

Hosts understand and agree that they are responsible for determining their applicable council tax, and other tax reporting requirements in consultation with their tax advisors. Room for Tea cannot and does not offer tax-related advice to any members of the site other than providing the link for the government website with the relevant information

Each host is responsible for determining their own threshold, in relation to the Government supported Rent a Room scheme. The Rent a Room Scheme lets householders earn up to a threshold of £4,250 per year tax-free from letting out furnished accommodation in their homes. This is halved if the householder shares the income with their partner or someone else. There are a list of requirements to be eligible for tax-exemptions as part of the Rent a Room Scheme, which each host is responsible for enquiring about to determine their own threshold

Disclaimer

As a user of Room for Tea, You expressly understand and agree that:

  • Your use of Room for Tea is at your sole risk. Room for Tea expressly disclaims all warranties, express or implied, including, but not limited to, any warranties of merchantability, fitness for a particular purpose, and non-infringement
  • Room for Tea makes no warranty that
  • the services provided will be uninterrupted, timely, secure, or error free,
  • that the information provided on the site is error-free or reliable,
  • the quality of the products or services obtained through Room for Tea will meet your requirements
  • No advice or information that is obtained by you from Room for Tea or otherwise shall create any warranty not expressly stated in the terms and conditions

Limitation of liability

You agree that you are at your own risk when using the Room for Tea website. We are not liable to any party in contract, or negligence for damage, claim, loss, costs or expenses, specifically for:

  • Any special loss
  • Any loss of revenue, profits, business or contracts
  • Any loss of data
  • Any loss of reputation

You expressly understand and agree that:

  • Room for Tea shall not be liable for any direct, indirect, incidental, special, consequential or exemplary damages, including but not limited to, damages for loss of profit, goodwill, use, data, or other intangible losses that result from the service, or the inability to access the service
  • Room for Tea shall not be liable for any loss, damage or misadventure you may suffer in the host home, or elsewhere
  • Room for Tea shall not be liable for the cost of procurement of substitute goods or services resulting from services provided by roomfortea.com
  • Room for Tea shall not be liable for the conduct or statements of other users of the service
  • Room for Tea is not responsible for the guest or host actions, or the actions of any of their family members, friends or visitors
  • Our website may contain links to other sites – we are not responsible for the content on these sites
